Sky Park Apartments

Sampson Construction purchased Sky Park Manor – Lincoln’s first luxury high-rise apartment building – in 2019. Now known as Sky Park Apartments, the 1962 historic building is currently undergoing extensive renovations to maintain the mid-20th century modern aesthetic while creating modern floor plans and sought-after amenities. 

The 12-story building will receive a new heating and cooling system, with electric heat pumps for each unit; fire alarm upgrades and fire sprinkler system installation, new elevator equipment, and various code improvements such as railing upgrades. Apartment renovations encompass new flooring and paint, as well as kitchen and bathroom upgrades. A fitness center will be added to the building, shared laundry facilities expanded, and the Fun and Sun deck (pool and green space on the second floor) will be restored. The dry sauna, originally imported from Finland will be preserved. 

Historical restoration scopes of the project include:

•  Clean, repair and restore tile and original plumbing fixtures and hardware

•  Abatement of hazardous materials and products commonly used in the 1960s

•  Repair and restore original aluminum glazing systems

•  Modifications to balconies and railings to preserve mid-century modern aesthetic while complying with current building codes

•  Preserve original finishes such as marble tile, walnut millwork, lava rock flooring, and custom mouldings

•  Maintain original light fixtures in the lobby and at each floor’s elevator landing

•  Rehab five original penthouse units; maintain unique features such as wet bars and wood paneling
